Social Responsibility:
We have currently identified two programs we will be participating in. Their goal is to improve the overall health and quality of life of the local communities surrounding Terramar. The first is an eco-stove project that diverts smoke from in house cooking fires to outside of the house.  The result is a reduction in asthma and emphysema that hits women and children in homes with open fires. In addition to the health benefits, the stoves use half the wood of an open fire, resulting is less deforestation. The second program we will be contributing to is acquiring BioSand Water Filters for area schools and other drinking water supplies. They are essentially water filters that provide safe drinking water from very contaminated wells by developing a “bio-layer” of e-coli-eating predator organisms within the filter that destroy the e-coli organisms. We are committing to installing 2 of each of these units in the community for each lot sale.
Terramar was acquired with the vision of creating an eco-friendly, sustainable residential development that provides its homeowners with a holistic lifestyle centered on an outdoor environment. Our main theme is to protect and preserve the environment around us. We will also be participating in several socially responsible programs whose goal is to improve the overall health and quality of life of the indigenous residents of the small towns in the surrounding area.

The Property:
Of the ranch’s 900 total acres, approximately 300 acres of the gently sloping terrain at the lower levels will be developed into an eco-friendly residential community. At the rear of the property is 600 acres of primary forest jungle. The primary forest reaches elevations of 1541 feet at the top, providing spectacular, jaw dropping views of the surrounding areas. The precipice has a 360 degree panorama of views that may be unmatched anywhere in the world!  To the west is the Pacific Ocean and surrounding communities of Arenas Tola, Gigante, and Gaucalito. Iguana Beach is directly in front of our development. To the north are the resort developments of Los Perros and Rancho Santana. The seaside town of San Juan del Sur can be seen to the south. Residential Development /Ocean View lots:
In addition so offering some of the most beautiful ocean view lots on the pacific coast of Nicaragua, we will strive to be environmentally and socially responsible as we develop in and around this pristine forest. Every detail will be carefully thought out to enhance and preserve the area's natural beauty. It is our goal as well as our duty to protect the primary forest as well as its wildlife inhabitants. We will strive to ensure that the sloths, howler and white faced monkeys, rare birds, butterflies, iguanas and other resident wildlife will feel as much at home there in the future as they have prior to our arrival.

We will assure that the terms "Green Development and "Sustainable Development" can be associated with comfortable living. For example, we plan to offer our homeowners the option of either connecting to the electrical grid or choosing a combination solar/wind turbine power alternative that is sold, installed, supported and maintained by the development. We are confident that after reviewing the recent history of gird performance and monthly electric bills in surrounding developments, our homeowners will readily embrace this option. We plan on developing this into a community with all the amenities you would expect of a first class resort and retirement destination. Compared to the existing nearby coastal communities, Terramar will offer you larger land parcels, all with ocean views, at a fraction of their prices! You will still have access to the coastal areas beautiful beaches. We anticipate offering areas of this land for sale at pre-construction prices using an overall master plan as the guideline.

Protected Forest:
We are placing approximately 600 acres of the primary forest jungle portion of the development into a private reserve where it will be protected and development restricted. Each homeowner at Terramar will receive a share in this protected forest. This ensures that your purchase of a lot in Terramar  goes both toward protecting nature and the environment, as well as providing each homeowner with access to an 600 acre private playground right in your backyard!

There are existing logging trails to the top and circling the property that will make excellent horse, hiking, and mountain biking trails.  We will expand on these low impact trails to create additional, eco-friendly, lush and serene pathways throughout the jungle property.

Reforestation Program:
For every lot sold, we will plant 100 hardwood trees of various types in the primary forest jungle reserve.

Organic Farm/Community Garden:
An existing organic farm in the front portion of Terramar  will be expanded on and used as a community garden, growing produce for the enjoyment and benefit of the homeowners.  The garden will be funded by Terramar  with the development's work staff assigned to maintain it. Currently, an annual crop of organic corn and beans are produced at the farm. We will greatly expand on that to include the majority of seasonal fruits and vegetables available locally. We will utilize the abundant aquifer under our property to provide irrigation to the community garden on a year round basis.

Water Access:
Water access and availability is a major consideration when purchasing property in Nicaragua. There is a scarcity of fresh water aquifers throughout the country and especially along the Pacific Coast. At Terramar, we are fortunate to have one of the country's largest fresh water aquifers located directly underneath the project's residential area. There is an existing well 30 meters deep that has provided irrigation for the farm for many years. It has consistently maintained deep reserves throughout the heart of the dry season.
Coastal Road Frontage:
Included in the design and layout of Terramar is 415 meters of main coastal road frontage.  This frontage runs along the existing gravel road that passes by the property. The Nicaraguan federal government has placed a high priority on paving this road as a key part of their plans to increase tourism to the area and the country.  Within our master plan will include a commercial strip along this main road. We will place eco-friendly restrictions on development of this corridor to ensure that any commercial project adheres to our eco-friendly theme.

There will be a private gated entrance into the rest of the community.  We are now designating the most suitable areas for internal roads, utilities, home sites, ranchettes, club houses, a hotel site, green areas and all other services required.  We plan on offering the first phase properties to investors with like minded goals and plans. First and foremost must include a mindset to "preserve and protect".  We will also consider opportunities such as joint ventures on mini-developments within and adjacent to the commercial area.   Our goals are to build an attractive, comfortable retreat for people to live and enjoy while also receiving a good return on their investments.  When you plan your visit we will be standing by to tour Terramar  together.
